Why is sustainability important in UAE?

Sustainability is important everywhere. From a global perspective, we are battling with ozone depletion, global warming and therefore climate change.

But, a lot of us wonder how it does/will affect us individually. We’ll give you a clear idea, which is pretty much true everywhere, and also in UAE:

  1. Rising Fuel Prices
    1. Driving around won’t be so cheap after all
    2. Affects Water Desalination » Rising Water Utility Rates » More Water Bills
    3. Rising Temperature » More Air conditioning » Rising Electricity Rates » Rising Electricity Bills
    4. Higher Industrial Costs/ Rise in Prices of Commodities
  2. Polluted Air » Breathing Disorders » this also means that your medical bills go up
  3. Living Costs Increase as Agriculture all over the world is affected, UAE imports most of its good and so, even though it may be affecting a remote village in India, it will affect us

What is Energy Efficiency?

Energy efficiency is a way of managing and restraining the growth in energy consumption. Something is more energy efficient if it delivers more services for the same energy input, or the same services for less energy input. For example, when a compact florescent light (CFL) bulb uses less energy (one-third to one-fifth) than an incandescent bulb to produce the same amount of light, the CFL is considered to be more energy efficient.

Why should I make my building more efficient?

Energy Efficient buildings are a smart business decision, the benefits cover a the triple bottom line, economic, social and environmental:

  • Reduced energy and water bills by 10-25% (buildings have reported upto 50% savings)
  • Reduced operation and maintenance cost by 10-30%
  • Enhanced property value
  • Enhanced worker productivity owing to better occupant comfort and indoor air quality
  • Positive increase in brand value
  • Reduced carbon footprint

What is an Energy Audit?

Energy Audit is an inspection, survey and analysis of energy flows in a building, process or system to reduce the amount of energy input into the system without negatively affecting the output(s). As a result it offers at a minimum a description of the building, its characteristics and its envelope, details of its energy and water consumption and costs, and subsequently recommendations for adequate technical and organizational measures to increase the energy efficiency of the audited building. As a home owner, what does it mean for me?

A professional energy audit gives you a thorough picture of where your home is losing energy and what you can do to save money. You can save 5%-30% on your energy bill by making upgrades following a home energy assessment. You may be eligible for state, local, or utility incentives to assist with your home energy audit.

Are sustainable buildings more expensive?

Sometimes, well planned sustainable building costs are the same as a conventional building. However, this may not always be the case, constructing sustainable buildings may seem more expensive in the short run, but when life cycle cost is determined the average return of investment period has been found to be less than 5 years. Most consultants will provide simple payback (return of investment) calculations to support any additional cost.

What is the expected Payback Time and Return On Investment?

Average payback time, as per LEED v4, is 4.8 years. A short span of time considering the building life.
Average ROI as per LEED v4, is 19,2%.

How to choose an Energy Audit Company?

Choose a company with a qualified team with expertise ranging from HVAC, lighting, plumbing, mechanical to architecture.
Look for international accreditations. Most countries offer accreditations to ensure a minimum level of competence among energy auditing companies and the audit staff they employ. Look for government accreditations and individual expert certifications.
